Mike and his team at County Action Restoration took excellent care of us when we discovered two leaks that had seriously affected two different areas of our home. Mike came out promptly to assess the damage and returned later to capture some additional information that he incorporated into a broader restoration plan. He was responsive throughout the process, patiently explaining how the work would be done and even drawing diagrams to illustrate the approach. When we realized that a big part of the plan would require waiting until the spring (to avoid freezing temperatures), Mike immediately suggested that we push ahead with a smaller carveout of the larger project so that we could bring one bathroom back online quickly in time for the holiday season. His team member, Dave, came out twice last week to complete that work and coordinated tightly with our longtime plumber to ensure everything fell into place swiftly and sequentially. Dave was outstanding and very personable, walking us through the work and discussing the various stages as he completed them. The end result is a bathroom that is not only fully functional but also so completely restored and polished that you would not know it required it a big repair. We are so pleased with the work and look forward to completing the rest of the project with Mike, Dave, and their colleagues this spring!

Mike McCullough and County Action Restoration helped us in so many ways when our cast iron sewer pipe broke under our house. Our house is built on a concrete slab with a sewer pipe 3 feet under the slab. Once determining the pipe was broken and causing the clogging, our plumber Tim Dean explained the only way to remedy the problem was to replace the cast iron pipe with PVC. To do that would entail cutting through the slab in the kitchen, rec room, pantry closet, powder room, laundry room and the front walkway. Tim suggested Mike McCullough and County Action Restoration. We met with Mike and quickly decided to use County Action Restoration for the entire project. Mike assumed the role of liaison with our insurance company as well as all the contractors and suppliers from slab demo and restoration to all new kitchen cabinets, counter tops, backsplash, flooring (tile and carpet), painting all rooms, and remodeling. Mike’s liaison with the insurance company was huge and resulted in virtually the entire project being covered by insurance. The only out-of-pocket for us were upgrades not covered by insurance. If you incur damage to your home from fire, water, falling trees, whatever, I highly recommend Mike and his team at County Action Restoration.

The staff at County Action went above and beyond to ease my stress during my time of need. Dave was efficient and polite answering all of my questions and doing the best he could possible in setting up the equipment in a way that wouldn't interfere with everyday interaction. When they made the repairs everything went smoothly and when they left they made sure the house was clean. I even decided to used them again to clean my carpets and my sofa. They're like a one stop shop! I highly recommend County Action.

Why Roof Leaks Cause More Damage Than You Can See

A roof leak works from the top down. By the time a stain appears on your ceiling, water has usually already saturated insulation, wet the attic decking and framing, and started moving toward walls. Wet insulation loses its effectiveness and holds moisture against wood for days. The U.S. Environmental Protection Agency advises that water-damaged areas and items should be dried within 24 to 48 hours to prevent mold growth, and attics, with limited airflow and seasonal heat, are especially vulnerable.

Prompt action also protects your claim. The National Association of Insurance Commissioners notes that homeowners are required to protect their home from further damage after a loss. Professional roof leak water damage mitigation, starting with emergency tarping, helps you meet that obligation.

Signs of Water Damage From a Roof Leak

  • Yellow or brown stains on ceilings, especially on top floors
  • Peeling, bubbling, or cracked paint near the ceiling line
  • Dripping water from light fixtures, smoke detectors, or vents
  • A sagging or bowed ceiling, which can signal pooled water and a risk of collapse
  • Damp, compressed, or discolored attic insulation
  • Dark spots, mold, or rot on roof decking and rafters
  • Musty odors in upstairs rooms or the attic
  • Water streaks running down interior walls

Common Causes of Roof Leaks in Pennsylvania, New Jersey and Delaware

  • Wind and storm damage that lifts or tears off shingles (storm damage restoration)
  • Fallen trees and limbs that puncture the roof deck
  • Ice dams in winter. The University of Minnesota Extension explains that water backing up behind an ice dam can leak into a home and damage walls, ceilings, insulation, and other areas.
  • Failed flashing around chimneys, skylights, vents, and dormers
  • Clogged gutters that push water back under the roof edge
  • Aging or worn roofing materials that no longer shed water
  • Damaged plumbing vent boots and roof penetrations

Our Roof Leak Water Damage Restoration Process

We follow industry standards and keep you informed at every stage.

Emergency Contact and Dispatch

When you call (610) 918-9698, a specialist asks where water is entering, which rooms are affected, and whether any ceiling is sagging, then dispatches a local crew with tarping and drying equipment.

Safety Check

Water near wiring is dangerous. FEMA advises not to touch wet electrical equipment and to turn off electricity to prevent shock. Our technicians check for electrical and structural hazards, protect your belongings, and safely release pooled water from sagging ceilings.

Emergency Tarping and Board-Up

We install emergency tarping over the damaged roof area and board up where needed to stop more water from entering while permanent roof repairs are arranged.

Water Extraction and Contents Protection

We extract standing water from floors and carpets, then move, protect, and inventory affected belongings. Contents can be cleaned and restored at our West Chester, PA headquarters. Learn more about emergency water extraction.

Moisture Mapping From Attic to Floor

Professional moisture-detection equipment traces how far water has traveled through decking, rafters, insulation, ceilings, and wall cavities. This defines the true scope of damage and supports your insurance documentation.

Selective Removal

We selectively remove saturated insulation and drywall that cannot be saved, preserving as much of your home as possible. We contain the work area to protect unaffected rooms.

Structural Drying and Monitoring

Dehumidifiers, air movers, and air scrubbers dry the attic, ceiling cavities, and walls. Our structural drying typically takes three to five days, with daily moisture readings and equipment adjustments until materials reach a dry standard.

Cleaning and Antimicrobial Treatment

We apply disinfectants and antimicrobials according to EPA guidelines and product safety data sheets to reduce mold risk and remove odors at the source.

Coordinated Roof Repair and Interior Reconstruction

We do not perform roofing work in-house. We coordinate trusted roofing partners and manage them as part of your project, so the source is fixed correctly. Then our team rebuilds the interior, from insulation and drywall to ceiling water damage repair, texture, paint, and trim, through our mitigation, reconstruction, and remodeling services.

We Protect Your Property, Not the Insurance Company's Bottom Line

Roof claims often turn on the cause. The Insurance Information Institute notes that standard homeowners policies cover wind-related damage to a house, its roof, and its contents, as well as freezing conditions such as ice dams.

The NAIC adds that a homeowners policy isn’t a maintenance contract, so a roof that simply wears out is typically the owner’s responsibility. Clear, early documentation of the cause and the damage makes the difference.

As an independent, locally owned restoration company, County Action Restoration works for you, without preferred-vendor pressure.

How We Support Your Claim

  • Thorough documentation: photos, moisture maps, drying logs, and contents inventories that support your claim

  • Direct carrier communication: we work with all domestic insurance carriers and act as your liaison with adjusters, roofers, contractors, and suppliers

What to Do Before Our Crew Arrives

  1. Stay off the roof. Wet, damaged roofs are dangerous, especially during storms.
  2. Stay out from under a sagging ceiling. It can collapse without warning.
  3. Turn off power to affected rooms at the breaker if water is near lights or outlets and it is safe to reach the panel.
  4. Catch active drips with buckets and move furniture and valuables out of the way.
  5. Take photos and videos of the roof from the ground, the attic, ceilings, and damaged belongings.
  6. Keep receipts for any emergency expenses.
  7. Report the loss to your insurance company, then let us handle the documentation.

Roof Leak Water Damage FAQs

The cost of roof leak water damage restoration depends on how long the leak went undetected, how many rooms are affected, how much insulation and drywall are wet, and whether framing or contents need attention. Emergency tarping and fast drying keep costs lower. We provide a free on-site assessment and build estimates in Xactimate, so pricing is transparent and aligned with industry standards.

It depends on the cause. Damage from wind, storms, falling trees, and ice dams is commonly covered, while leaks from an aging or poorly maintained roof are typically excluded. Your agent can confirm your policy. We document roof leak water damage thoroughly and communicate directly with your carrier.

Immediately. The EPA recommends drying wet materials within 24 to 48 hours to prevent mold growth, and every rainfall adds more water. Call (610) 918-9698 for emergency tarping and drying.

We do not perform roofing in-house. We provide emergency tarping, then coordinate a trusted roofing partner for the permanent repair, while our team handles all interior roof leak water damage, from drying to reconstruction. You work with one point of contact.

Yes. Wet attic insulation, decking, and ceiling cavities can support mold growth if not dried properly. If you see spots or smell mustiness, our team offers mold inspection and mold removal services.

Often, yes. Saturated insulation loses its effectiveness and holds moisture against wood. We assess it with moisture meters and replace only what cannot be dried and restored.

Drying typically takes three to five days. Reconstruction follows once the roof is repaired and materials are verified dry. We give you a clear timeline after our assessment and update you throughout.

Look for 24/7 emergency tarping, IICRC-certified technicians, licensing and insurance, insurance documentation experience, and the ability to coordinate roof repair and interior reconstruction. County Action Restoration offers all of these, with independent, locally owned service that puts your interests first.
